Rezoning, Variance Requests for Planned Subdivision on Hwy 326 Denied

Franklin County Commissioners have voted to deny a rezoning and variance request from a Winder developer for a subdivision on Highway 326.

Ridgeline Land Planning LLC had asked the County to rezone 23.9 acres on Highway 326 from Ag Intensive to Residential Single Family.

Their request was tabled last month after citizens living on property adjacent to the proposed development complained that they already had issues with water run-off on their property from the Hudson River that flows alongside the acreage and the development would make it worse.

County commissioners at the time tabled the rezoning request and sent it back to the planning board for further review and research.

Monday night, Planning and Zoning Director Scott DeLozier said the Planning Commission had approved their request after going out to the property.

After more discussion, Commissioner Ryan Swails motioned to deny Ridgeland’s rezoning request.

That was seconded by Commissioner Robert Franklin and the Board voted unanimously to deny the developer’s rezoning and variance request.
