Franklin BOC Approves Zoning for Truss Factory

Franklin County’s Board of Commissioners has approved a zoning change of multiple parcels on Old Federal Highway that makes way for a major northeast home builder to construct its southeast truss factory and distribution center.

At their meeting this week, the Board heard from Joshua Schrager, a commercial real estate developer from Florida who represents JW Investments, LLC, and NVR Homes.

His request was to rezone approximately 184 acres on Old Federal Highway from Ag Intensive and Ag General to Light Industrial.

Schrager told the Board that NVR Homes is planning to build a 145,000-square-foot building on the property where they would make trusses for new homes they’re constructing in Georgia.

Schrager said those employees would be hired over the next several years and there will be two shifts of 100 employees each.

In addition to the truss factory, he said they also plan to build a large distribution center. The distribution facility will sit facing I-85.

Working with Planning and Zoning, the County Manager, and the IBA Schrager said they have received positive feedback regarding their project, and believe their plans would result in a good investment for NVR Homes and the County.

Schrager also pointed out that the new truss facility and distribution center amount to a $100-million dollar project and the tax revenue for the county would be about $1 million in addition to the water and sewer usage.

After hearing from Schrager, the Board voted unanimously to approve the zoning change.
